The Terrace on Harrison is a dense 35 unit for-sale market rate development on a tight urban infill site in the downtown Oakland area. The project is composed of 43,000 sf and 5 stories of residential units over 2 levels of parking, a lobby, and an accessory ground floor exercise room. Amenities also include a common two-level terrace featuring a mature olive tree, IPE wood and concrete decking, corten steel and cast-in-place concrete planters with integral seating. Units were designed with large glazed openings for maximum light, solar shading at exterior, private decks and patios.

materials that enhance the urban context, relate to the pedestrian
level urban fabric, and provide attractive and usable common amenity
spaces.

integrated into a vibrant downtown transitional neighboorhood.

• Articulated architectural formliner finish concrete structural walls.
• Ship-lap horizontal siding with 3 stain hues placed in a controlled random pattern.
