Timber Senior Apartments Design Tour (1 LU|HSW)

Join us for a tour of the recently completed Timber Senior Apartments in Newark.

About the Project

Timber Senior Apartments is a 79 unit affordable apartment community for an area transitioning from legacy light industrial to housing. The site is bordered by a one story retail center, Interstate 880, and an existing one story industrial use.

The building responds to its challenging adjacencies. The building uses a single-loaded corridor along I-880 to protect units and the courtyard from the noise impacts of the highway. This configuration creates a better resident quality of life, while allowing for a larger shared open space at the courtyard. This Southeast-facing courtyard is oriented to provide morning optimal sunlight for up to 63 resident garden plots and is sheltered from the noise of the adjacent highway by a concrete and glass soundwall. On Timber Street the building height is reduced by one story to respond to the typical townhouse scale rhythm expressed in recent surrounding developments.

The 79 units of affordable senior housing provided in Timber Senior Apartments are designed to be an asset to the community and to help Newark residents age gracefully on fixed incomes.

Corina Dumitrescu

With a lifelong passion for the built environment, and over 16 years of professional experience, Corina is a seasoned Architect, able to perform at all stages of the project. She is both a mentor and a dedicated team player. Her more recent work focuses on project management, quality assurance, and accessibility. Corina spent the better part of a decade, from 2011 to 2018, with VMWP. During that time she developed her technical and design skills by working on multifamily projects at various stages of design and construction.  In May of 2018, Corina joined an owner developer representation firm, where she led commercial property condition assessments, construction document reviews, and construction progress oversight for market rate and affordable multifamily projects. During this time she gained a managerial acumen that eventually helped her transition to her own practice, just in time for a pandemic trial.  For several year, Corina has been practicing in the states of CA and OH, focusing on small residential and commercial work, and assisting new developers with early feasibility studies. Early 2024, she moved back to San Francisco and rejoined VMWP with regained focus on the affordable housing market. Corina is a mother of two, an advocate for affordable housing and child care, she enjoys obscure readings, comedy, and the performing arts.
